What are the lease rates for the Suites?

What are the lease rates for the Suites?

The lease rates are $17/SF for the 1st year; $18/SF for the 2nd year; $19/SF for years 3 and 4.  The CAM rate is $3/SF for the first two years.

If I wanted to purchase the entire Center, what would the sales price be?

The entire Center was appraised, prior to construction, in 2008 at $5.5M.  The Center is currently priced to sell at $4,9M.

How do I see the materials being used in the Center?

Since the Center is complete, it is open for viewing by appointment.  Call Tami for an appointment. 

When do you anticipate the office building will be finished and ready for occupancy?

The Center is now complete and ready for accupancy. 

Can I advertise my business prior to locating there?

Yes, if you so desire.  We plan to publish articles in local newspapers at various times during the project to let people know about the project and the businesses (with their permission) who plan to move into the Center.  The project website, 4thAvenueGatewayCenter.com, will also contain information identifying the businesses moving in and their location within the Center (with their permission).

Can I visit the site to view the suite locations and who do I contact to set up the visit?

May I store some of my inventory prior to closing on my office condo unit?

NO!

Will there be an office condo owner's association established for the 4th Avenue Gateway Center?

Yes.  The "Condominium Declaration for the 4th Avenue Gateway Center" document is available from Tami Aaby for review.
